Communicating effectively with general and specialist contractors is not second nature for people who've never worked in construction, and knowing what to ask of whom may be just as important as hiring the right people for the job. An owner or shareholder's gut rehab job brings a lot more people into the process than just the local building inspector!!!  Depending upon the complexity of the rehab job, an architect, engineer, interior designer, general contractor and numerous subcontractors all may have a hand in the work. Thats where we come in!  We can solve all those headaches for you! We coordinate the entire process for you and turn it into a turn-key situation.

 

Our Proven Process:

  • Meet with the owner to establish the scope of the rehab or renovation.
  • Make recommendations regarding what would be most beneficial to the property in order to maximize rental income
  • Prepare a detailed outline of the scope of the rehab or renovation project
  • Prepare preliminary cost estimates including a “not to exceed price”
  • Negotiate price discounts and completion timelines
  • Coordinate and supervise all work taking place on the property in accordance within scope of renovations
  • Prepare draw requests and schedule any required inspections for invoices submitted for payment
  • Prepare all partial and final lien releases
  • Establish and coordinate all interior upgrades including appliance, fixture, cabinet and flooring selections.
  • Select the best suppliers
  • Negotiate terms and conditions
  • Review and Agree all contracts, change orders and subcontracts
  • Ensure the goods or services supplied are acceptable
  • Deal with disputes
  • Negotiate changes where the client requires new or changed deliverables from the vendor
  • Ensure the vendor or sub-contractor is paid in accordance with the agreement
  • Manage the relationship to maintain a good working relationship so that the job is completed
